Common Appliance Problems We See in Mississauga Homes

A refrigerator problem in a detached home in Lorne Park can be a very different service call from a refrigerator problem on the 30th floor of a condo beside Square One. In Meadowvale, we regularly see full-size washers and dryers handling laundry for larger households several times a week. Around City Centre, the same complaint might involve a compact stacked laundry unit squeezed into a closet with very little room to work. In Port Credit, Clarkson, Streetsville, Cooksville, and Malton, we still come across houses where the appliance, the plumbing, the electrical connection, or the kitchen renovation itself may be decades old.
That context matters.
After years of appliance repair work, you learn quickly that “not cooling,” “not draining,” or “not heating” is only the symptom. The real job is figuring out why it is happening, whether the failure is inside the appliance, and whether repairing it makes sense.
These are five of the appliance problems we commonly deal with in Mississauga homes and what we actually look for when diagnosing them.
1. Refrigerator Not Cooling Properly
A refrigerator that is running but not keeping food cold is probably one of the most urgent calls we receive. Unfortunately, there is no single “fridge not cooling” repair.
The first thing we need to establish is what the refrigerator is actually doing.
Is the freezer still cold while the fresh-food section is warm? Are both compartments warming up? Is the compressor running continuously? Is there heavy frost on the back wall of the freezer? Can you hear a fan running? Is the refrigerator completely silent?
Those details point us in very different directions.
When the freezer is cold but the refrigerator section is warm, airflow is often one of the first things we investigate. Most modern refrigerators produce the majority of their cooling at the evaporator and then circulate cold air using an evaporator fan. A failed evaporator fan motor, blocked air passage, damaged damper, or heavy ice accumulation around the evaporator can prevent that cold air from reaching the refrigerator compartment.
If we remove the evaporator cover and find the coil buried in ice, simply melting the ice is not a real repair. We need to determine why it accumulated.
The problem could be a failed defrost heater, defrost sensor or thermistor, wiring issue, control board problem, or another failure preventing the automatic defrost cycle from operating properly.
A different frost pattern can point toward a sealed-system problem. If only a small portion of the evaporator is frosting while the rest remains warm, we may be dealing with low refrigerant, a restriction, or a compressor that is no longer pumping efficiently.
Compressor and sealed-system diagnosis is especially important because replacing random sensors or control boards will not fix a refrigeration-system failure.
We also see ventilation issues.
In some renovated kitchens in Port Credit, Clarkson, and Lorne Park, homeowners have upgraded to larger refrigerators while keeping cabinetry designed around an older, smaller model. A modern refrigerator pushed tightly into an enclosure without the required airflow can have difficulty rejecting heat. That makes the compressor work harder and can contribute to poor performance or premature component failure.
The housing stock in parts of Clarkson and Lorne Park is substantially older than much of Mississauga, with City data showing a significant concentration of homes constructed from the post-war period through the 1970s. Some properties have been renovated several times, while others still contain older kitchen layouts, built-ins, additions, wiring arrangements, or appliances dating back decades.
Then there are the refrigerators around Square One and City Centre.
In condo kitchens, access itself can become part of the job. Large refrigerators may be installed tightly between cabinets and islands, with flooring added after the appliance was installed. Before moving one, we have to consider water connections, floor protection, anti-tip arrangements where applicable, and whether the unit can physically be pulled forward without damaging cabinetry.
Refrigerators with water dispensers and ice makers introduce another Mississauga-specific maintenance issue: mineral buildup from the municipal water supply, which we will get into below.
2. Dishwasher Not Draining or Leaving Dirty Dishes
When someone tells us their dishwasher “isn’t draining,” there are several completely different conditions that can create the same complaint.
Sometimes there is standing water at the bottom of the tub because the drain pump cannot move it. Sometimes the dishwasher drains, but dirty water flows back into the machine afterward. And sometimes there is only a small amount of water below the filter, which may actually be normal for that particular design.
The diagnosis starts at the sump and filtration system.
Food debris, broken glass, labels from jars, bone fragments, pieces of plastic, and other foreign material can get into the pump area. Depending on the model, debris may jam the drain-pump impeller or interfere with a check valve that is supposed to prevent drained water from returning.
We also inspect the drain hose.
A kinked hose can restrict flow. A drain connection under the sink can become partially clogged. Improper hose routing can allow sink water to flow back toward the dishwasher. If the kitchen plumbing itself is backing up, replacing the dishwasher’s drain pump will obviously not solve the problem.
One of the other issues we pay attention to in Mississauga is mineral buildup.
Mississauga receives water through Peel Region’s South Peel Drinking Water System, supplied from Lake Ontario through the Arthur P. Kennedy and Lorne Park water treatment facilities. Peel’s current water-quality reporting classifies the South Peel supply as moderately hard, with recent readings around 120 to 130 mg/L as calcium carbonate (CaCO₃).
That is not dangerously hard water, and it does not mean there is anything wrong with the municipal supply. But hardness matters inside an appliance because calcium and magnesium become much more noticeable when water is repeatedly heated and allowed to evaporate.
Over time, we can see mineral deposits around dishwasher spray-arm openings, on stainless-steel surfaces, around the sump, and on exposed heating elements.
A spray arm does not need to be completely plugged to cause problems. If several small jets become restricted, the arm may not rotate correctly or dishes may receive noticeably less water pressure.
Scale on a heating element can also reduce efficient heat transfer. On machines that rely heavily on hotter final-rinse temperatures for drying, customers may then complain that dishes are staying wet even though the dishwasher technically completes the cycle.
Regularly cleaning the filter is one of the best things homeowners can do. Spray arms should also be checked for blocked holes, and a dishwasher cleaner or manufacturer-approved descaling product can be useful periodically.
Detergent quantity matters too. More detergent is not always better. The correct amount depends on water hardness, soil level, and dishwasher design. Excess detergent combined with minerals can contribute to residue on glasses and inside the machine.
Rinse aid can be particularly helpful with moderately hard water because it helps water sheet off dishes rather than drying in droplets and leaving mineral spotting behind.
3. Washing Machine Drum, Spinning, and Vibration Problems
A washing machine that will not spin can have a mechanical problem, an electrical problem, or sometimes a drainage problem that only looks like a spin problem.
Modern washers generally will not enter a full-speed spin when the control detects that too much water remains in the tub.
That means a clogged pump filter, restricted drain hose, weak drain pump, or foreign object in the pump can produce a customer complaint of “the drum won’t spin,” even when there is nothing wrong with the motor.
Once drainage is confirmed, we start looking deeper.
On front-load washers, excessive movement can be caused by worn shock absorbers. A damaged drum spider can allow the inner basket to sag or move abnormally. Worn tub bearings may produce a deep roaring or grinding noise that becomes significantly louder as spin speed increases.
An easy preliminary bearing check is to rotate the empty drum manually and listen for roughness, then lift the inner basket slightly and check for abnormal play. It is not a complete diagnosis, but significant movement combined with bearing noise usually tells us we need to investigate the tub assembly.
Top-load machines have their own common failures.
Depending on the manufacturer, the problem can involve a worn drive hub, belt, splutch or clutch assembly, shift actuator, suspension components, rotor and stator system, motor sensor, or transmission-related parts.
And sometimes there is no failed component at all.
We see plenty of overloaded machines.
That is especially common in family-oriented suburban areas such as Meadowvale and Erin Mills, where full-size laundry appliances may be running almost every day. Large comforters, bath mats, heavy towels, and tightly packed loads can put substantial stress on suspension components and drive systems.
A washer being rated for a large capacity does not mean every bulky item should be packed into it as tightly as physically possible.
Flooring also matters. A perfectly functional high-speed front-load washer can behave badly if it is sitting on an uneven surface or on a floor with excessive flex.
The situation is different around Square One and in many Cooksville condos.
Instead of a full-size washer and dryer sitting side by side in a basement laundry room, we may be working on compact front-load equipment or a stacked washer/dryer installation inside a narrow closet.
Before disassembling a stacked unit, we need to know what can actually be moved. Sometimes the dryer must be removed before the washer can be accessed. Sometimes shelving or closet doors limit working space. In certain buildings, appliance movement can also involve concierge coordination, service-elevator rules, loading-area access, or scheduled elevator bookings if a machine eventually needs to be replaced.
That is one reason a condo service call is not always identical to the same repair in a detached house.
4. Dryer Runs but Does Not Heat
One of the most misunderstood dryer problems is a machine that tumbles normally but produces no heat.
People naturally assume that if the drum is turning, the dryer must be receiving proper power. That is not necessarily true.
A typical electric dryer uses a 240-volt supply. The motor and certain controls can operate in a way that allows the dryer to tumble even when one side of the electrical supply has been lost, while the heating element does not receive the voltage it needs.
So one of the first things worth checking on an electric dryer is the breaker.
A partially tripped double-pole breaker can create a “runs but does not heat” condition. Resetting the breaker correctly is a simple first step before assuming the heating element has failed.
If supply voltage is correct, we test the heating circuit.
Depending on the dryer, that may include the heating element, thermal fuse, thermal cutoff, high-limit thermostat, cycling thermostat, temperature sensor, wiring, relay, or electronic control.
A heating element can fail completely, but it can also break and short against its housing. That is why proper electrical testing is more useful than guessing based on appearance alone.
Airflow is equally important.
If a dryer takes two or three cycles to dry clothes, the heating element is not automatically the problem. A severely restricted vent can leave the dryer producing plenty of heat while moisture has nowhere to go.
We regularly separate appliance problems from building ventilation problems, especially in condos.
In a detached home, we can often inspect the dryer connection and determine how the duct exits the house. In a high-rise, the dryer may connect to a much longer duct system hidden behind walls and ceilings. The appliance technician may confirm that the dryer itself is producing heat and airflow, while the actual restriction is farther inside the building’s exhaust system.
That can require building maintenance, property management, or a specialized duct-cleaning contractor rather than an appliance part.
Stacked dryers create additional access challenges. Depending on the installation, diagnosing or replacing internal components may require removing the dryer from the washer.
Gas dryers operate differently. If the drum turns but there is no heat, we may be testing an igniter, flame sensor, gas-valve coils, thermostat, or safety device instead of an electric heating element.
The important point is not to replace parts just because “no heat” sounds like a heater problem. Proper diagnosis includes confirming the power or gas supply, checking airflow, and testing the heating circuit.
5. Microwave Runs but Does Not Heat Food
A microwave that lights up, spins the turntable, runs the fan, counts down normally, and still leaves the food cold can fool people into thinking the problem must be minor.
Often it is not.
The cooking function depends on a high-voltage system that is separate from much of the circuitry responsible for making the microwave appear to run normally.
Depending on the design, a no-heat condition can involve the magnetron, high-voltage diode, capacitor, transformer, inverter board, control circuit, or one of the door-interlock switches.
Door switches deserve particular attention.
Microwaves use multiple interlock switches so the control knows that the door is properly closed before allowing the high-voltage circuit to operate. A worn switch, damaged latch assembly, or alignment problem can produce strange symptoms, including intermittent operation.
On newer inverter-style microwaves, diagnosis can be different from older transformer-based designs, and replacing a magnetron simply because the unit does not heat is not a responsible approach.
This is also one appliance we strongly discourage homeowners from opening themselves.
A microwave contains high-voltage components, including a capacitor that can potentially retain a dangerous electrical charge even after the appliance has been unplugged. This is not the place for casual DIY troubleshooting based on a video.
Older Mississauga kitchens present another consideration.
In established neighbourhoods such as Port Credit, Clarkson, Lorne Park, Streetsville, Cooksville, and Malton, we occasionally encounter older built-in microwave arrangements or over-the-range units installed as part of a kitchen renovation many years ago.
Even when the microwave itself is no longer economical to repair, replacement is not always as simple as purchasing another unit with the same advertised width. How Mississauga’s Moderately Hard Water Affects Appliances
Water hardness is one of those things homeowners rarely think about until they see white deposits around a faucet, kettle, dishwasher, or refrigerator dispenser.
Peel Region supplies Mississauga through its South Peel system using Lake Ontario water treated at the Arthur P. Kennedy and Lorne Park facilities. Peel’s 2025 report identifies the supply as moderately hard, with hardness measurements around 120–130 mg/L as CaCO₃. Peel also notes that heating hard water tends to produce scale or a white film.
From an appliance perspective, the important word is heating.
A dishwasher repeatedly heats water, which encourages mineral deposits to become visible on heating components and inside the wash system.
A washing machine can gradually develop mineral and detergent residue in the tub, hoses, dispenser, and heating system on models equipped with internal heaters. Hardness also changes how detergent performs, which is another reason using the correct amount is better than simply adding more.
Refrigerators are affected differently.
The small tubing, inlet valves, ice-maker fill tubes, and dispenser components used in refrigerator water systems can accumulate deposits over years of use. A partially restricted ice-maker fill tube may cause small cubes, inconsistent filling, or eventually a freeze-up.
One common misconception is that a normal refrigerator water filter removes hardness. Most refrigerator filters are primarily designed to reduce things such as chlorine taste and odour and certain contaminants, depending on the filter certification. They are generally not water softeners, so replacing the filter does not eliminate calcium and magnesium from the water.
For most Mississauga households, reasonable appliance maintenance is enough:
- Clean dishwasher filters regularly and inspect spray-arm holes.
- Use rinse aid if spotting and poor drying are recurring issues.
- Use the detergent quantity recommended for the machine and local water conditions.

In an owner-occupied condo, the person booking the service can usually approve the repair directly.
In a rental unit, things can become more complicated. The tenant may report the problem, but the landlord or property manager may need to authorize the repair and payment. If there is any chance that the issue involves building plumbing, a common exhaust duct, or another shared system, building management may need to become involved.
Access rules can matter too.
Some buildings require technicians to sign in with security. Service parking can be limited. Large appliance replacement may require a loading-area reservation, protective elevator pads, or a booked service elevator.
Those details sound minor until a refrigerator, stacked dryer, or 200-pound washing machine actually has to leave the unit.
Suburban Mississauga presents different challenges.

Sometimes that is fine. Cleaning a dishwasher filter or checking the dryer breaker is reasonable.
Replacing random control boards, bypassing thermal devices, opening microwave high-voltage circuits, or adding refrigerant to a refrigerator without first finding the actual fault is a different story. Those shortcuts can turn a repairable appliance into a much more expensive job.
When Is an Appliance Worth Repairing?
There is no useful rule that says every appliance over ten years old should be replaced.
We have repaired older machines that were absolutely worth keeping, and we have diagnosed much newer appliances where the repair simply did not make financial sense.
What matters is the specific failure.
A ten-year-old dryer that needs a heating element or pulley may still have years of useful life ahead of it. A refrigerator with a straightforward fan or defrost problem can be very repairable.
On the other hand, an older refrigerator with a serious sealed-system failure, multiple existing issues, and discontinued parts requires a different conversation.
Parts availability matters. Overall condition matters. Previous repairs matter. The cost and difficulty of replacement also matter.
That last point is especially relevant with built-in appliances and condos. Replacing a machine that fits perfectly into custom cabinetry or a compact laundry closet can be much more complicated than repairing it.
A good diagnosis should give you enough information to make that decision rather than pressure you automatically toward repair or replacement.
